87 Axe Street Retrofit, Barking

As Architects and Lead Consultants, we spearheaded this cladding remediation/ retrofit project in collaboration with Oander, Client Barking Central Management Company No. 2, Block Manager BMUK Limited, and the Remediation Funding Authority Greater London Authority.

The project brought 87 Axe Street up to a fire safety compliant level and improved the building’s thermal envelope, thereby improving the wellbeing of its residents.

Following PAS 9980 FRAEW compilation, the eight-storey external wall system failed to meet an acceptable level of holistic fire safety compliance. Surveys revealed shortcomings in both the External Thermal Insulation Composite System (ETICS) and the tiled cladding. The existing ETICS system utilised EPS insulation (FR Class E-F) which is a known combustible product. Additionally, the building was deficient in cavity barriers.

To rectify these issues and ensure resident safety, a complete replacement of the cladding materials was undertaken. This included:

  • Removal and replacement of the EPS insulation within the ETICS system, along with the underlying boards.
  • Installation of new cavity barriers throughout the external wall for enhanced fire safety.

The project presented logistical complexities due to the building’s confined space and one elevation bordering a local electrical substation. Despite challenging site conditions, our team’s exceptional diligence and problem-solving skills allowed the project to be completed on schedule and to exceed fire safety compliance standards.

The successful completion of this project signifies a significant transformation for 87 Axe Street and residents can enjoy an improved quality of life.
