Pioneering Safety and Compliance as Principal Designers
At Cowan Architects we strive for excellence in design, sustainability, and most importantly, safety.
Therefore, we’re proud to announce our expanded role as Building Safety Principal Designers (BS PD), a crucial and separate designation under the Building Safety Act 2022.
With the implementation of the Building Safety Act, the landscape of architectural practice has shifted. Recognising the critical need for robust fire safety measures, the Act introduces a “Gateway” system, where projects must pass through three rigorous approval stages. As Principal Designers, we’re positioned to guide clients through this process, leveraging our expertise to navigate the new regulations and deliver buildings that prioritise resident safety.
The Building Safety Act heralds a new era of accountability within the construction industry. As BS Principal Designers, we shoulder significant responsibilities, extending beyond the conventional realms of architectural design.
Our responsibilities include coordinating fire safety strategies in collaboration with fire engineers and specialists, conducting meticulous risk assessments throughout the design and construction phases, confirming the design is compliant with Building Regulations and appointing competent contractors who align with our commitment to safety. Additionally, we are tasked with creating and maintaining the “golden thread of information,” establishing a clear record of safety-critical decisions and documents for easy retrieval and traceability throughout a building’s lifespan.
The significance for Cowan Architects and our clients
Building trust and confidence is central to our ethos, positioning us as a reliable partner for clients seeking peace of mind, and ensuring developers and investors see a favourable return on investment.
Embracing the BS Principal Designer role signifies a proactive commitment for us at Cowan Architects. We prioritise leading the way in safety standards and are dedicated to designing and constructing structures that are safe and resilient for all who use them.
